Project Description

This 59,000-square-foot tenant improvement project transformed the first and second floors of an existing occupied facility into high-performance spaces for Regulus Therapeutics, a leading biopharmaceutical company pioneering microRNA-targeted therapies.

The scope included the renovation of 46,000 square feet for specialized bio/pharma use, featuring state-of-the-art laboratories, a vivarium, cold rooms, lab support areas, executive and general offices, conference rooms, break areas, and a kitchen. Extensive infrastructure upgrades were completed, including new electrical distribution, plumbing enhancements, and HVAC modifications to support critical research functions.

Interior improvements included selective demolition, new interior partitions, doors, casework, interior glazing, and modern finishes throughout, delivering a dynamic and functional environment tailored to Regulus's advanced research in fibrosis, metabolic and cardiovascular diseases, cancer, HCV, and immune-related conditions.
